Construction Management for Homeowner Associations & General Contractors

We offer comprehensive construction management to HOAs and general contractors who need assistance managing one or multiple projects. We serve as the point of contact for the board and subcontractors. We ensure all subcontractors are performing according to terms of the contract and we ensure the association is satisfied with the work. We monitor means and methods and act as quality control supervisor.

Guidance for Owner-Builders

We offer telephone and onsite consultations to owner-builders who know just enough to get themselves in trouble! This service is ideal for a homeowner who wants to take on the work but lacks some of the detailed knowledge required to see it through. We are happy to fill in the gaps! Feasibility Assessment & Cost Analysis

We can work with your designer and architect to provide construction feasibility assessments and cost analysis throughout the design phase. This crucial element is often overlooked and can doom the project before it gets off the ground. If a lender is engaged in the project, they will most likely want to review budget assessments with each design iteration. Contract Review

During this one hour session, we cross check the contract with the construction drawings (if applicable). We perform scope analysis, review payment terms and search for any relevant exclusions included in the fine print. We advise you on anything that was omitted as well as items that should be included in a standard contract. The major goal for us is to minimize change orders, which can kill your budget. Some contractors provide favorable pricing at the onset to "earn" the job but leave gaps in the scope knowing a change order will be required in the future.

Project Management for Homeowners

We offer comprehensive project management to homeowners who desire a third-party advocate. We serve as the point of contact for the contractor and ensure the contractor is performing according to the terms and schedule in the contract. We monitor means and methods and act as quality control supervisor. This service can start before or after the contractor is under contract.

Contractor Reference/Background Check

We will perform a thorough reference and background check on the prospective contractor, to include a search of public records and visits to current and/or completed jobs. A written report will be presented and there will be a one hour question and answer meeting once the research is complete.
